EVERY 7 DAYS
Dust and/or wipe over with appropriate cleaning solution the following:
Skirting/door and door frames – inside and out
Banisters
Window ledges
Fire extinguishers
Heaters
Scuff marks to walls
Cobwebs
Ceilings
Sweep all stairways, halls and landings, collecting and removing from site any accumulated rubbish or debris.
Wash all floors and their stair treads and risers with an appropriate cleaning fluid always using hot and regularly replaced water. To use appropriate warning signs when carrying out the cleaning.
In the case of carpeted areas, the surface should be vacuumed to remove all surface dust and grit and any individual stains and marks removed with an appropriate proprietary cleaning fluid.
All bins areas should be swept out, removing any refuse not in bins. The floor and wall surfaces should be washed down with disinfectant, to ensure that odours do not permeate into the building or around the bin area.
If the building is provided with refuse chutes, the chutes should be checked for obstructions and the hoppers cleaned with appropriate disinfectant and bins rotated.
Clean the internal surface of all windows and glazed doors to the communal areas of the building, including ancillary buildings.
Where time-clocks are fitted to the communal staircase and external lighting these should be checked and adjusted weekly between September and April when lighting up times vary rapidly.
Communal staircase lighting should be checked and any defective bulbs or tubes replaced as necessary. The costs of replacing bulbs to be invoiced with the monthly invoice.
ONCE A MONTH
The floor and stair surfaces should be polished with an automatic polish/buffing machine to achieve a consistent, clean bright finish to all communal internal areas.
EVERY THREE MONTHS
A deep clean of all communal carpets should be carried out.
When the internal corridor and hallway floor surface is of the type requiring the application of polish or emulsion, this exercise should be carried out evenly using an approved brand suitable for heavy domestic traffic. (Every six months polish should be stripped for an agreed additional cost).
Following each visit the owners will notified of:
- Damaged floor coverings
- Misuse of electricity supply or water supply
- Faulty or damaged landlord’s lighting fitments
- Faulty or damaged communal doors and closures
- Faulty or damaged windows, window fasteners of glazing.
- Dumped/left items in communal areas
